Chiang Mai is the best-value big city in Thailand, full stop. Rents are a fraction of Bangkok's, the food is brilliant and cheap, and a modern, comfortable life costs less here than almost anywhere with this many cafés, hospitals and flights. Here's what a month really costs in 2026.

Newer serviced apartments with a pool and gym sit at the top of each range. Deposits are typically two months, and six- or twelve-month leases get the best rates.
Everything else
Food is gloriously cheap — a northern Thai meal can be ฿40–60, so a street-and-cook diet runs ฿6,000–10,000 a month per person; eat more Western and it climbs. Transport means a scooter (฿2,500–3,500/month to rent) for most; the red songthaew shared trucks cost ฿30–40 a hop, and Grab is cheap. Utilities run ฿2,000–3,500 with air-con, and health insurance ฿20,000/year for basic up to ฿80,000–200,000+ comprehensive.
One cost that's easy to miss: many residents buy air purifiers (฿5,000–15,000 each) for the burning season — a worthwhile one-off if you're staying through Feb–April.
