Hua Hin draws a settled, long-stay crowd, so the two questions that matter are the familiar ones: staying legally, and picking your spot in a town that stretches from a busy centre to quiet golf-belt suburbs. Here's both.

Visas: national rules, a retiree-friendly town

Your visa depends on your situation, not your town. The common routes are retirement (50+, ฿800,000 deposit or ฿65,000/month income) — very popular here — plus marriage, the DTV for remote workers (฿500,000), the LTR, and Thailand Privilege (from ฿650,000). Locally, extensions, 90-day reports and re-entry permits are handled at the Hua Hin Immigration Office in town, and the established expat community means plenty of visa agents if you'd rather delegate.

Nationwide heads-up: Thailand has approved cutting the 60-day visa exemption to around 30 days for most nationalities in 2026, effective once published in the Royal Gazette. Confirm the current rule before you fly.

The best areas to live

Town centre — walkable & convenient

Around the night market, Soi 55 and the malls: everything in walking or short-scooter reach, the most dining and the liveliest (still gentle) atmosphere. Condos ฿15,000–25,000. Best for: those who want convenience and a short walk to the beach.

Khao Takiab & the south — beachy value

South of the centre toward the temple-topped headland: a long beach, condos at better prices and a relaxed long-stay community. 1-beds ฿10,000–14,000. Best for: beach lovers and value-seekers.

The golf belt — Palm Hills, Black Mountain & west

Inland to the west, Hua Hin's upscale villa country wraps around championship golf courses, with gardens, pools and a quiet, green, suburban feel. Pool villas ฿30,000–50,000+. Best for: golfers, families and anyone wanting space.

Cha-Am — cheaper & quieter

The smaller beach town just north is more local and Thai-weekender, with lower rents and a sleepier pace. From ฿8,000–12,000. Best for: budget-minded long-stayers happy to be out of the centre.
