Know what the result means.
A budget total, rental yield and upfront cash requirement measure different things. This glossary explains the terms used by the calculators and links them to the published methods. All examples are mathematical scenarios. None of these definitions establishes a local market benchmark, a legal entitlement, or a recommendation to make a purchase.
Net proceeds and total cost.
Net proceeds are what remains after the entered fees are subtracted. Total withdrawal cost adds modeled fees to the cash withdrawn. Neither number automatically includes an exchange spread or issuer interest.
Yield and opportunity cost.
The tool’s operating yield is annual operating income divided by acquisition outlay. Its opportunity cost is a simple hypothetical percentage on cash tied up in a purchase. Neither forecasts a future return.
Dates and drawdown.
Inclusive days count both endpoints. Nights count intervals between dates. Monthly drawdown is spending minus income when that difference is positive; runway divides available reserve by that difference.
