Pattaya rent vs buy cost calculator

Compare rent paid over your chosen holding period with nonrecoverable ownership costs you supply. The model adds acquisition costs, sale costs, maintenance and a simple annual opportunity cost on the purchase price. It excludes resale gains and mortgage effects. The difference describes your assumptions, not a recommendation to buy or rent.

Rent cost = monthly rent × 12 × years. Ownership cost = transaction costs + annual expenses × years + purchase price × opportunity rate ÷ 100 × years.

A worked example

With the example inputs, rent is 900,000 and nonrecoverable ownership cost is 800,000 baht over 5 years.

What the result leaves out

Purchase principal is treated as fully recovered at sale, with no gain or loss. There is no compounding, inflation, rent growth, financing, tax model or market forecast. A complete decision needs those factors.
