How affordability is worked out

Three real-world lifestyles

We cost out the same three baskets used across the site — lean, comfortable and luxury — for your household, then compare your income against each. The highest one your income clears is the lifestyle you can comfortably afford, and anything left over is your monthly breathing room.

Couples don't simply double: rent, utilities and many costs are shared, so a couple's basket is roughly 40–60% above a single's.

Visa thresholds, ticked off

Most long-stay Thai visas have a financial bar — money in the bank, monthly income, or both. We check your figures against the common ones (retirement, marriage, DTV, LTR, the 10-year O-X) so you can see at a glance which doors your finances open.

These are modelling estimates to point you in the right direction — not a guarantee of approval. Confirm exact, current figures with a licensed visa agent.

Affordability — FAQ

How much money do you need to live in Pattaya?

A single person can live leanly from around ฿35,000–45,000 a month, comfortably for roughly ฿55,000–75,000, and in luxury from ฿120,000 up. Couples add roughly 40–60% rather than double, because rent and many costs are shared.

How much income do you need for a Thai retirement visa?

The retirement (Non-O) route generally needs either ฿800,000 held in a Thai bank or ฿65,000 a month income, or a mix of the two. Confirm the current figures with a licensed agent.

Can I live in Pattaya on a pension?

Yes — many retirees live comfortably on ฿55,000–75,000 a month, which also clears the retirement-visa income bar. Smaller pensions work but leave less margin for insurance and emergencies.

Does this guarantee I'll get a visa?

No. It checks your finances against the usual thresholds so you know which routes are realistic, but approval depends on documents, health insurance and current rules. Always verify with a licensed visa agent.
