Pattaya condo rental yield calculator

Calculate a simple annual rental yield from your purchase outlay, rent, occupied months and annual expenses. Gross yield uses rent before expenses; net operating yield subtracts the costs you enter. These are arithmetic scenarios, not verified local returns. Financing, tax, legal eligibility and future resale value need separate analysis.

Gross rent = monthly rent × occupied months. Annual expenses = other expenses + common-area fees + repairs + management + insurance. Net operating income = gross rent − annual expenses. Yield = income ÷ acquisition outlay × 100%.

A worked example

150,000 annual rent less 30,000 costs on 3,000,000 outlay gives 4% net operating yield.

What the result leaves out

This is unlevered operating yield, not total ROI. Enter itemized annual costs separately or include them in other expenses, never both. Occupied months already reduce rental income for vacancy. No permission to rent, own or operate short stays is assessed.
