At 15,000 baht rent for ten occupied months, annual rent is 150,000. Against a fictional 3,000,000 acquisition outlay that is 5% gross. Subtracting 30,000 annual expenses leaves 120,000, or 4% net operating yield. Vacancy is already represented by the occupied months. Financing, tax and resale gains are outside this operating model.

Questions before you calculate
Is net operating yield the same as total ROI?
No. This model excludes financing, tax and changes in resale value.
Which formula does this comparison use?
Gross rent = monthly rent × occupied months. Annual expenses = other expenses + common-area fees + repairs + management + insurance. Net operating income = gross rent − annual expenses. Yield = income ÷ acquisition outlay × 100%.
